Is It the Right Time to Sell My Home?
As we all start to think about returning to a more “normal” world as we come to understand more about COVID -19, has Selling Your Home been on your Mind? With a few weeks more of pausing our lives, this may be the perfect time to do some of the “homework” that can help you to decide if you are ready to find your dream home or downsize now that the nest is a bit empty. Luckily, most of your homework can be done utilizing technology.
First and foremost, knowing your financial situation is critical. If you have not already filed your Taxes, they will be due soon, so here is an opportunity to gather all the documents you will need to apply for a mortgage on a new home. Tax Returns for the last 2-3 years, current W-2’s and 1099’s, mortgage and Home Equity balances. Also to help sell your home, receipts for an capital improvements such as a new roof, new garage doors, in-ground pool, new furnace, you get the idea, are always helpful. While you are digging though receipts, make copies of your property tax bills, utility/water/fuel bills for the last year, and your deed for your Realtor. Locate your title insurance policy.
Discuss the idea of selling your home with your tax professional and financial advisers. Are you expecting a refund that could be used as a down-payment on a new home, or used to make some repairs that increase the market value of your current home? Talk to your favorite lender and get a pre-qualification or better yet a pre-approval for a new mortgage – Can I comfortably afford the home I want to buy? What price do I need to get for my current home?
